Making a sale for your clients can be a great experience. The thrill of leaving a closing after everything went smoothly can put smiles on the faces of everyone involved. But when a house doesn’t sell, it can lead to a lot of frustration for everyone involved.

Most real estate professionals know that when a home doesn’t sell, it could have absolutely nothing to do with the market. It could be about presentation. Here are a few tips to help your clients present their property in a constructive way.

  • Staging – Teach your clients how to stage a home. Removing clutter, grouping furniture, using lighting to an advantage, keeping spaces neutral and rearranging accessories can all help to make any space more appealing. Landscaping is also very important. It’s the first thing people see when they pull up to a home.
  • Pricing – Keep abreast of the prices of houses sold in the neighborhood. Encourage your sellers to do the same and keep the asking price within reason if they are serious about selling. As real estate professionals know, having a home that is comparable in price to neighboring homes, rather than the most/least expensive house on the block, is often the best idea.
  • Knowledge – Sellers should always be forthright and transparent with any issues that the home may have. Suggest to your sellers that if they know that there is potential issue with their home, to get a price for remedying the problem prior to putting their property on the market. Potential buyers want to know that problems are fixable and having this information ahead of time will help with negotiations.
